France Pro Consult - Uitsluitend en overal in Frankrijk
Information from the seller
At 650 km from Utrecht, is the beautiful countryside of the Nièvre with its rolling fields, forests, meandering rivers and panoramic views. On a dead-end road behind the cute little church of Marigny sur Yonne lies this beautiful 19th-century Gîte. The renovations have been supervised by the Dutch owner, a former architect.
This home is wheelchair-accessible: ground-floor bathroom with roll-in shower and toilet with supports. The terrace and garden are also easily accessible by wheelchair.
Layout
Ground floor
This was an attractive little theatre in which the villagers performed their plays for years. We converted and modernised it into a luxurious and comfortable house (140m2) for 6 people with central heating and wheelchair access. The cosy living room has a large wood-burning stove for chilly evenings, comfortable furniture, a large dining table with 6 chairs. The large open kitchen is extensively equipped with 5-burner stove and wide oven, a microwave, dishwasher, etc. Burgundy meals can be prepared here! On the ground floor there is a large bathroom with toilet (with supports) sink and a roll-in shower. In the stairwell is a utility room with hot water boiler and washing machine and household utensils.
Floor
Upstairs are 2 large double bedrooms with private sink and a smaller double room. Second large shower and separate toilet on the same floor.
Outside
There are small sunny terraces at the front and rear, one of which is equipped with BBQ. The rear terrace is arranged as a conservatory, partially covered. The rear terrace gives access to the rectory’s garden with sun loungers in the sun or in the shade of the big walnut. A children’s pool is among the possibilities. On the north side, it is good and cool in a hot summer.
Surroundings
Marigny sur Yonne is a small town 3 km from Corbigny, a town with a regional function which means there is plenty to do: a market every Friday morning; every 2 Tuesdays of the month a big Foire (market with more than a hundred stands) to which the whole region attends. About 8 restaurants, ranging from simple to fancy. Doctors, pharmacies, supermarkets. Bicycle rental, animal and poultry market, brocantes (flea/antique markets). The canal and the river are the great charms of rural Marigny, which lies in an undulating scenery where sunflower fields bloom here and there, white Charolais cows moo, a few sheep, some horses and 3 donkeys graze.
The house stands behind a little church on a large pond. From here you can walk, cycle (along the canal: no hills!) horse riding, water sports, visit a bric-a-brac or enjoy historical and contemporary culture. Golfing is a 1-hour drive away.
