Information from the seller

The house is located in a quiet beautiful area in the Dordogne, close to the Gironde and Charente rivers.


The main room (10 x 6 metres) of the house is old and used to be (50 yrs ago) a small drinking establishment. In this main room is the living room and the spacious open plan kitchen. In the annex are 3 bedrooms and 2 bathrooms with shower/wc and a spacious entrance hallway (see sketch of floor plan). There is a storage attic accessible via a flight of stairs. The total area of the house is approximately 140 m2.


The house has 3 covered terraces, there is always a place in the sun or shade to be found. On the property is a barn of 20 m2 and a cabane (for garden tools) of 15 m2. The grounds total 3375 m2, of which 1375 m2 surround the house and 2000 m2 of adjacent grassland.

There is underfloor heating in the living room, kitchen and part of the annex. In the living room there is a (closed) wood stove.


Insulation: The whole house is insulated. The old house has very thick walls that have been insulated and finished on the inside, as well as the roof. There is a new insulated floor with underfloor heating in the old house and in part of the extension. The extension is insulated to the latest standards with 20 cm in the roof and 15 cm in the wall.


In 2015, a new fosse septic was installed according to guidelines.


In 2018, the fuse boxes were replaced for modern fuse boxes by a certified electrician.


The house has always been well kept up in terms of regular maintenance.



A quiet hamlet with about 10 houses with very friendly and helpful French neighbours and two English couples. 15 min from La Roche Chalais and Montpon (supermarket, market, hardware store). About 25 min from Saint Émilion, 35 min from Libourne and 50 min from Bordeaux and Bergerac.
